Remote Due-Diligence Checklist

  1. Verify the seller and title independently through a title company or real estate attorney you choose yourself — wire fraud and fake-owner scams target remote buyers.
  2. Get an independent inspection and ask for a video walkthrough of every room, the roof, foundation and mechanical systems.
  3. Check comparable sales and rents from more than one source, and confirm with a local agent or property manager.
  4. Review local landlord–tenant law, property-tax rates, insurance costs (including flood or storm cover) and any rental registration rules.
  5. Interview at least two property managers; ask for sample monthly reports, fee schedules and references.
  6. Budget reserves for vacancy, repairs and capital expenditures before relying on projected cash flow.
  7. Have a licensed professional review contracts and loan terms before signing anything electronically.
